By using njpropertymanager.com (the "site"), you agree to these terms. If you do not agree, please do not use the site. The site is operated by Proactive Property Management LLC ("PPM," "we," "us"), Jersey City, New Jersey.

Articles, guides, and tools on this site — including content about New Jersey landlord-tenant law, rent control, and property management costs — are general information, not legal, tax, or financial advice. Laws and municipal ordinances change. Verify current rules with the relevant municipality or a qualified attorney before acting.

No client relationship

Using this site, submitting a form, or receiving a rental analysis does not create a property-management or brokerage relationship with PPM. We take on management engagements only through a written management agreement signed by both parties.

Acceptable use

You agree not to misuse the site — including submitting false or automated form entries, attempting to interfere with its operation, or using its content to mislead others.

Intellectual property

The content on this site — text, graphics, logos, and tools — belongs to PPM or its licensors. You may view and share it for personal, non-commercial purposes with attribution. Any other use requires our written permission.

Third-party services

The site links to services we do not operate, including the owner and tenant portal hosted by our property-management software provider and social media platforms. We are not responsible for their content, availability, or policies.

Owner and resident portals

These terms cover this public website. Your use of the PPM owner portal, resident portal, and the PPM AI Operating System is governed separately by our End-User License Agreement, which controls over these terms for that software.

Disclaimer and limitation of liability

The site is provided "as is." We work to keep it accurate and available, but we make no warranties about completeness, accuracy, or uninterrupted access. To the extent permitted by law, PPM is not liable for damages arising from your use of the site or reliance on its content.

Fair housing

Governing law

These terms are governed by the laws of the State of New Jersey.
